With over 25 years full-time experience in up and down real estate markets, Nancy specializes in representing her clients in buying and selling owner-occupied and investment homes and condos in the cities of Las Vegas, N Las Vegas, Henderson, and Green Valley. Nancy's vast experience includes marketing and selling for large and small home builders, navigating investors through residential selling and purchasing, leading buyers through the maze of choices in today's "short-sale/ foreclosure/ normal sale" marketplace, and piloting sellers through today's unforgiving marketplace if they need to sell now.
Personal
As the daughter of a Shell Oil executive (and former Navy engineer), Nancy Cokinda learned through personal experience what corporate relocation is all about. She has lived on the East Coast, in the Midwest, in the Rocky Mountains, and in the Southwest. In each location, she has continued old skills and learned new ones: classical piano, ballet, hiking and climbing, fishing, lap swimming, golf, pistol shooting, Argentine Tango, epee fencing, and her most recent passion--International Standard competitive ballroom dancing. Learning each new skill has reinforced the importance of finding the best coach or teacher available-- and then paying close attention to that advice. The eye of the seasoned professional can help you avoid costly mistakes.

When her father retired and earned his Ph.D. in Gerontology, Nancy assisted him with his research projects and became interested in the aging process and the lifestyle changes people make as they and their families grow older. Housing choices are an integral part of that process, from starter homes to family homes to scale-down homes to retirement homes to assisted living; she has taken her clients through all of these stages. The lesson learned is ALWAYS HAVE AN EXIT PLAN FOR ANY ASSET YOU PURCHASE, and AN ASSET WITH A DEBT ATTACHED MAY NOT BE AN ASSET AFTER ALL. It is critical that you "MAKE A PLAN THAT WORKS!"

WHAT ABOUT SHORT SALES??

That ALSO means seeking the proper, qualified input from experienced, licensed professionals before taking action. Nancy wants all her short sale clients to check with a qualified attorney experienced in Nevada foreclosure/short sale laws, and also a qualified CPA knowledgeable in the potential tax liabilities of a foreclosure or a short sale of a property. This is not your corner bankruptcy attorney, or turbo tax!

Nancy also cautions you to question your real estate professional BEFORE signing a short sale listing contract. You want to know if your agent lists bank foreclosures, or if your agent is privately engaged in "flipping" properties for a profit. An agent who profits from homes going to foreclosure may not be your best life line when it's time to short sale your home, and may have a conflict of interests. Nancy does NOT list foreclosed homes for the banks, she does not evict families, nor does she purchase foreclosed homes for a profit. She bats for one team: short sale families. Many of her short sale clients are personal referrals from past short sale families.

A former marketing director for a major new home builder years ago, Nancy has an extensive background in new home building and marketing, including building her own custom home in Las Vegas. She continues to do consulting work with both large and small home builders.
